HOA Management Platform
Part of the worlds-biggest-software-project initiative.
An AI-native, open-source platform for homeowners associations covering dues, communications, violations, governance, and maintenance.
The HOA Management Platform gives community boards and management companies a single system for member portals, dues collection, maintenance requests, and meeting management. It targets the underserved self-managed HOA segment as well as professional management companies that need scalable accounting and workflow automation, and addresses the gap left by proprietary incumbents whose pricing and feature depth are tilted toward one end of the market or the other.
Why HOA Management Platform?
- The self-managed HOA segment is significantly underserved: enterprise platforms such as AppFolio impose a 50-unit minimum, and CINC Systems and Vantaca target professional management companies with custom enterprise pricing.
- Mid-market and small-HOA tools (PayHOA, HOALife, EasyHOA) are accessible but lack reserve study tools, deep accounting, or open APIs for integration.
- No open-source HOA management platform has significant market presence; every surveyed competitor is proprietary commercial SaaS.
- Reserve fund management, AI-assisted minutes drafting, plain-language CC&R interpretation, and computer-vision violation detection are repeatedly cited gaps across the incumbent landscape.
- Data migration between platforms is reported to cost up to 15 hours of manual work per association, locking customers into incumbents.

AI-Native Advantage
AI is positioned to close the most-cited gaps in the category: automated violation detection from community camera or inspection imagery, board meeting transcription with AI-drafted minutes, reserve fund scenario modelling against capital expenditure forecasts, intelligent maintenance routing by urgency and trade, and a plain-language CC&R/bylaw interpreter that answers homeowner questions via RAG over uploaded governing documents. Incumbents have begun shipping agentic assistants (Cephai in CINC, HOAi in Vantaca), but these are restricted to enterprise-tier customers and proprietary stacks.
Tech Stack & Deployment
The platform aligns with established HOA standards including the Davis-Stirling Common Interest Development Act, CAI governance guidelines, CIRA GAAP, ACH/NACHA, CCPA and state privacy laws, and ADA accessibility requirements. Deployment is expected to support both self-hosted and managed cloud modes so that volunteer-led associations and professional management companies can adopt the same codebase. Integrations target ACH and card payment processors, banking transaction matching, and physical mail delivery.
Market Context
The HOA software market was estimated at $5.62B in 2025, projected to reach $6.03B in 2026 and $9.15B by 2032 at roughly 7.21% CAGR; an alternative estimate puts the broader HOA property management software market at $9.5B (2023) scaling to $18B by 2032. Incumbent pricing ranges from ~$25/month flat (HOALife) and $54–$109/month (PayHOA) at the self-managed end, through $1–$4/unit/month mid-market pricing, up to custom enterprise contracts (CINC Systems, Vantaca, AppFolio). Primary buyers are self-managed HOA boards, professional management companies handling 10–100+ communities, condo associations, and large master-planned communities.
